Prices & Commercial Viability

These House types are presently offered off-plan at prices discounted by 15% to 25% of the current market value. Prices range from between NGN30,000,000 to NGN83,000,000 depending on the house type desired. The indicated prices covers the total cost for the property including cost of Land, cost of House in“finished state”, cost of infrastructure and cost of construction finance for the house.

Annual Rental Value

The projected annual rental value of these developments upon completion shall range from between N3.5million – N6million per annum depending on the house type in question. This is based on comparable letting charges per annum from house types and estates of similar standards and size within Lagos as at October 2008 extrapolated for January 2009. These developments should even generate higher returns when compared with other similar estates selling for higher prices .

Investment Value

These developments will appreciate in value from 50% between off-plan and price on completion to 100% between off-plan and resale price from current projections.

Proposed Financial Structure

These houses are purchased “off-plan”.”. Buyers/Subscribers will purchase their house unit(s) upfront. Payments will be secured against appropriate guarantees and surety bonds.
